As a real estate investor in Thurston County for the past ten years, and as a realtor for the past seven; I realized that there were no really comprehensive property investing websites in the local area. As a skilled local real estate investor and agent with a track record, I consider myself to be uniquely qualified to offer advice and mentorship to novice and accomplished investors alike.
Investing in Real Estate is in my opinion the absolute best investment one can make. There are lots of reasons for this, and the number one reason is that real estate in the Olympia area, and around the world, is a finite resource that will appreciate over time. I do not mean to say that there is not short term money to be made in real estate; but short term investing requires real skill. Long Term real estate investment and homeownership is practically infallable.
Why is the Olympia Wa area a great place to invest in real estate?
Location of course: Take a look at the geography of Western Washington, and in particular, the South Sound region. Growth has steadily expanded south from Seattle, and is also working its way north from the Portland area. For those looking for an appreciating market, you need look no further than Thurston County. King and Pierce counties are almost completely urbanized, they are and will continue to be incrementally more expensive the closer to Seattle you get. Growth is headed south, and the urban sprawl will continue its march into Thurston County and Olympia without a doubt. If appreciation were a steam-roller, we are right in it's path, and it is un-stoppable. Add to our projected growth the presence of the state government, the military bases, and ongoing large scale commercial development (with jobs), and I think you will agree, the location box has been checked.
Buy Right: At the time of this writing (early 2008), the local market is suffering the effects of the national real estate turmoil, along with a recent building boom leaving us with too much housing inventory. (Our commercial and Multi-family market has barely been phased, and building permit applications are up) Surprisingly, home prices for homes sold have not experianced significant weakness. Having said that, there are many sellers dropping prices (on the ones that didn't sell) because they a. Thought it was still 2006, or b. Got emotional about it still being 2006. There is strength in the overall market, and there are deals to be had from those who a. lost track of time or b. let emotions get them in trouble.
